DETAILED plans to build 52 homes on the edge of Thetford have been approved.


DETAILED plans to build 52 homes on the edge of Thetford have been approved.

Breckland Council's Development Control Committee gave the go ahead to a scheme for a site between Brandon Road and Main Road at its meeting on Monday.

The development was granted outline planning permission in February 2008 but the new permission now lays down the exact nature of the development on the 1.59 hectare site.

It will consist of a range of homes from one and two bed flats through to five bedroom houses with buildings ranging in height from two to two-and-a-half storeys high and one three storey apartment block.

Fourteen affordable homes will be provided as part of the development and these will consist of two, three and four bedroom properties.

Thetford Town Council had raised concerns about the location of the proposed open space, pedestrian facilities and about certain design elements of the scheme, however, the planning panel voted in the majority to approve it.

The estate will be in an established residential area on one of the main approaches to the town from the north and will adjoin another recently built housing estate and a new motel and restaurant.

It will be is separated from the A11 Thetford bypass by Thetford Golf Course and specially protected land.

A so-called “green corridor" incorporating a path and cycle route will cut through the development.

Overall, 112 car parking spaces will serve the development and in the majority of cases parking will be provided with the land belonging to each house.

For the affordable homes two spaces will be provided for the four bedroom homes while one and an average one and a half spaces will be provided for the two and three bedroom houses.
